(916) 555-0137
What does the 8% actually cover?

Everything on the "every month" list: rent collection, late notices, the 24/7 repair line, vendor coordination, inspections twice a year, statements and year-end paperwork. Leasing a new resident is a separate, one-time fee of half a month's rent.

Am I locked into a long contract?

No. Either side can end the agreement with 30 days notice and there's no cancellation fee. If we placed the current resident, the lease simply carries on with you.

Can I keep using my own handyman?

Yes, as long as they're licensed for the work and carry insurance. We'll add them to your vendor list and call them first for your home.

How do you handle California's rent cap rules?

We check whether your home is covered by AB 1482 or a local ordinance before any increase, then send notices with the right timing. We're not your attorney, so for legal advice on your situation we'll point you to one.

When do I get paid?

By direct deposit on the 10th of each month, with a one-page statement and every receipt attached in your owner portal.

What do I need to apply?

A photo ID, proof of income and rental history. The application fee is $45 per adult, and the full screening criteria are posted on every listing so you can check them before you pay.

Do you accept housing vouchers?

Yes. All lawful sources of income count toward the income requirement, including Housing Choice Vouchers.

Can I bring my pet?

Each listing shows its pet policy. Assistance animals are not pets, are welcome in every home and never carry pet rent or a pet deposit.

What counts as an emergency repair?

Water you can't stop, sewage backing up, no heat or AC in extreme weather, a lockout, or a door or window that won't lock. Call (916) 555-0137 any hour. For gas, fire or anything dangerous, get out first and call 911.

How do I pay rent?

Online through the resident portal by bank transfer at no cost, or set up autopay and forget about it.

Do you manage condos and small apartment buildings too?

Yes. Houses, condos, townhomes and buildings up to 20 units, all within about 30 minutes of our Midtown office.

Is this a real company?

No. Keyhold is a fictional business on a demo website. The homes, prices, people and numbers are examples.
