Four more homes, each at its best hour

We photograph every listing at dawn, noon, golden hour and after dark, then lead with the hour the house was built for.

Selling on the coast? We shoot it at four hours, not one.

Every Halden & Pierce listing gets a light study before it goes live. Buyers see the house the way you know it.

Shades, lights and pool set for the hour. Tide table and disclosures ready.

      The morning after

A written summary: recent sales nearby, your questions answered, what an offer could look like.

    Your concierge

Four agents, one coast. Pick the person you want, or we match you by the home and the hour.

      From Topanga to Leo Carrillo

We work the coast along Pacific Coast Highway, from Topanga Canyon to Leo Carrillo, and the canyons just above it.

      What we promise

      • One party per showing. Always, at every price.

      • Your financials stay yours. We share a letter with a listing agent only after you say yes in writing.

      • A reply within the hour, 8 am to 8 pm, seven days.

      • We tell you what we would not buy, and why, before you ask.

      Sample client notes, demo content

We saw it at sunrise and again after dark. The second visit is why we bought it.

      Dana, sample buyer

They flagged the bluff report before we flew out. That saved us a trip.

      What it costs

      Selling with us
2.5% of the sale price, agreed in writing. Includes the four-hour light study, the walk-through film, a staging consult and every private showing.
      Buying with us
2% of the price, set in a one-page buyer agreement before the first showing. Sellers may agree to cover it. If not, we talk it through before you write an offer.
      Live video tours
No extra fee. The same one-page agreement comes first, then tour from anywhere.

Our fees are always negotiable and always in writing. Demo figures for this prototype.

        Your details

Our listing clients ask for one of these before a showing. Which can you provide?

Don't upload anything here. Your agent sends a secure request link and shares only what you approve.

        Review your showing

By confirming you agree to a one-page buyer agreement before the showing. In this demo nothing is sent.

        Questions buyers ask us

Can I really see a home at sunrise or after dark?

Yes. Pick any open time from first light to after dark. We arrive early to set the shades, the lights and the pool for that hour.

How does a live video tour work?

Your agent walks the house with a stabilized phone and you join by link from anywhere. Ask to see a closet, the view from the tub or the street at night. We can record it with the seller's permission.

Do I need a pre-approval or proof of funds first?

Our listing clients ask for one before a showing, and other sellers may too. Never upload it to a website form. Your agent sends a secure request link and shares a letter with the listing agent only after you agree in writing.

Do I have to sign anything before touring?

Yes, a one-page buyer agreement, in person or for a video tour. It states our fee up front and how long it lasts.

What about fire insurance on the coast?

We ask for an insurance indication early, before you fall for a house, and share the home's brush clearance and hardening records when the seller has them.

Can you sell my home without listing it publicly?

Yes. We can show it privately to a short list of qualified buyers first, with your written instructions and within MLS rules.

Do you ever represent both buyer and seller?

Only with written consent from both sides, and only after we explain what changes when one brokerage represents both.
