From rail yard to move-in

1911 to 1987

The Fieldhouse yard

Freight cars were sorted and repaired here for most of a century. After the last train left in 1987, fourteen acres sat empty a mile from downtown.

      Five places on one yard.

Homes, work, food and a lawn, all a short walk apart. Every building keeps a piece of the rail yard it replaced: the radial tracks, the roundhouse walls, the old spur line.

Open-plan loft living room with exposed brick, a teal sofa and a long kitchen bar

      Signal House and Coupler Lofts

152 residences in two buildings, studio to three bedroom, from $219,000.

Long office corridor in a restored brick freight building with timber beams and arched windows

      Switchyard offices

Ten floors. Suites from 1,200 sq ft to full floors of about 14,500.

Restored iron roof trusses and clerestory windows inside a historic market hall

      Roundhouse Market Hall

32 stalls and four restaurants under the restored roundhouse roof.

Shaded brick walkway under a canopy of mature trees

      Turntable Park

3.2 acres on the old turntable, plus the Spur Line walk.

Detroit skyline across the Detroit River on a clear summer day

      Downtown, close by

About 8 minutes to downtown by car, 20 by bike. Our own rough estimates, not a guarantee.

Studio to three bedroom. Office suites too.

      How buying works.

      1. Register interest

Join the list for your residence type. We send release dates and floor plans first.

      2. Visit the gallery

Pick a residence with an advisor and hold it for 72 hours, no charge.

      3. Reserve

A 5 percent deposit locks the price. It sits in escrow with a title company.

      4. Sign and move in

Another 5 percent at contract. The rest at closing, when your keys are ready.

      • Deposits in escrow

Held by a third-party title company until closing, never spent on construction.

      • Price locked at reservation

Later releases can cost more. Yours will not.

      • A site report every month

Photos, the floor count and any schedule change, in plain English.

      • Warranty in writing

One year on finishes, two on systems, ten on structure.

Sample quotes written for this demo, not real customers.

“We stood on the taped-out 2 bed and knew the kitchen was right. Then we rode the hoist and saw the view.”

      Maureen, sample buyer, Coupler Lofts

“The monthly site report is the first construction email I actually read.”

      Questions buyers ask first.

How much do I need to reserve a residence?

5 percent of the price at reservation and another 5 percent when you sign the purchase agreement. Both are held in escrow by a title company until closing. These are demo terms for this prototype.

      When can I move in?

Coupler Lofts is scheduled for fall 2027 and Signal House for summer 2028. Every buyer gets the monthly site report, so a schedule change never arrives as a surprise.

What are the monthly association fees?

From about $255 a month for a studio to about $540 for a 3 bed. Fees cover the building, the fitness room, the roof terrace and the park's upkeep. Demo figures.

      Is there parking?

A garage under Switchyard has spaces to buy or rent. One space is included with every 2 bed and 3 bed. Each building has secure bike rooms on the ground floor.

      Are pets allowed?

Up to two pets per residence. Turntable Park has a fenced dog run and Coupler Lofts has a pet wash room by the bike entry.

Can my business lease an office or a market stall?

Yes. Switchyard suites start at 1,200 sq ft and Market Hall stalls start at 180 sq ft. Book a gallery visit and choose "Office suite", or ask for Priya on the phone.

Can I see the construction site?

Hard-hat tours run Saturdays at 9 and 11 am. We provide the helmet and vest; you bring closed-toe shoes. Everyone on the tour stays with a site supervisor the whole time.
