Will your team fit? Find out before you tour.

Listings tell you square feet. They don't tell you where 40 people, six offices and a boardroom go. Pick how you work and how many of you there are, and we'll sketch a floor that fits.

You'll want about 9,400sq ft rentable, roughly 8,200 to 10,000 · 235 sq ft per person

Demo estimate: how we got this

Private offices are 10 by 12 ft, desks 6 by 5 ft back to back with 5 ft aisles, meeting rooms 12 ft deep along the glass, plus reception, a kitchen and phone booths sized to the team. Hybrid teams get 4 desks for every 5 people. Rentable adds a 15% load factor for your share of lobbies and corridors. A real test fit comes from an architect working on the actual floor.

Who pays us? On most leases we handle, the landlord pays our fee. If a deal is different, you'll see it in writing before we tour.

            Questions tenants ask us first.

What's the difference between rentable and usable square feet?

Usable is the space inside your suite. Rentable adds your share of the lobby, corridors and restrooms. The gap is the load factor, which runs 12 to 17 percent in our buildings. The fit tool uses 15 percent.

Full service or triple net: which costs less?

Full service folds taxes, insurance and building upkeep into one rate. Triple net is a lower base rate plus your share of those costs, which can move each year. Run both in the lease math above, then ask us for last year's actual operating costs on any building.

            Who pays Ledgerline?

On most leases we handle, the landlord pays the brokerage fee. When we own the building, we say so on the listing and again before the tour. If a deal works differently, you get it in writing first.

How long does an office move take?

For our office deals, three to six months from first tour to move-in is typical. Build-out is the long part, so the sooner we size the space, the more room you have on dates.

Can you help us sublease or leave a lease early?

Yes. We list subleases, price them honestly against what's open nearby, and talk to your landlord about buyouts when that's cheaper.

            Do you cover Northern Kentucky?

Yes. We're licensed in Kentucky and lease office and industrial space in Covington, Newport, Florence and around the airport.

Is the fit sketch a real test fit?

No. It's a quick estimate so you tour the right sizes. A real test fit comes from an architect drawing on the actual floor. On buildings we own, we pay for it.

Your next floor is probably lit already.
