Family plumbers for Portland's old houses. Cast iron, water heaters, the leak behind the wall. Flat-rate prices, upfront.

A shingled foursquare house with a deep stone porch, half hidden behind maple trees
Built around 1910. Most houses like this still have their first cast iron drain stack.

Portland houses are old. So is the pipe inside the walls.

Most of our calls come from homes built before 1950. We know what was installed in each decade, so we know where to look first.

    • The price before the wrench

You approve a flat price on site. If the job takes longer than we thought, that is on us.

    • Booties on, floors covered

Drop cloths go down before the tools come out, and we leave the room cleaner than we found it.

    • Old-house people

Cast iron stacks, galvanized lines, clay sewers and plaster walls are a normal Tuesday for us.

Water on the floor? Shut the main, then call us.

    1. Find the main shutoff

Usually in the basement where the water line comes through the front wall, or in a curb box by the sidewalk.

    2. Turn it clockwise until it stops

Old gate valves take several turns. A lever valve is a quarter turn, handle across the pipe.

    3. Open a low faucet

A basement or outside tap bleeds off the pressure, so less water ends up on your floor.

    4. Leaking water heater?

Turn the gas knob to pilot, or switch off its breaker, before anything else.

    How a visit goes.

    1. Book or call

Two minutes online, or call and a person picks up.

    2. A text before we arrive

Your plumber's name, photo and a live arrival time.

    3. A flat price you approve

We find the problem, show you the price and wait for your yes.

    4. Fixed, cleaned, photographed

Before and after photos and your warranty land in your inbox.

    The work, up close.

Under the sink: new supply lines and a fresh shutoff while we are down there.
Hands tightening a vise on a length of copper pipe
Copper cut and prepped in the shop, so the wall stays open for less time.
Two hands working a brass fitting loose under a sink
Freeing a seized brass valve on an insulated line.
A plumber kneeling beside a toilet with a moisture meter on the tile floor
Moisture meter first. We find the leak before we open a wall.
Old painted supply pipes running down a tiled wall
Ninety-year-old galvanized lines, right before a repipe.

    Two years on our labor

If something we fixed fails, we come back and fix it free.

The price you approve is the price you pay

No hourly clock, no surprise line items at the end.

    Clean-up included

Old parts hauled off and floors wiped down, every visit.

Sample customer notes, written for this demo

“They found the leak with a meter instead of tearing out the whole ceiling. Price was what they said.”

    Maya, Laurelhurst

“Our 1914 house had a cracked cast iron stack. Ruth's crew had it replaced in a day and a half.”

    Dev, Sellwood

“Water heater died on a Sunday night. A plumber was in the basement within the hour.”

    Lauren, St. Johns

From St. Johns to Sellwood, and out to Gresham.

Trucks start the day on both sides of the river, so most of Portland gets a same-day window on weekdays.

    What it costs.

Flat prices for a typical Portland home, parts and cleanup included. If your job turns out to be different, you get a new flat price before we start.

Trip and diagnosis is $79, credited to any job we do that day. Emergency dispatch is $149 at any hour, also credited to the repair.

    Good questions.

A polished copper tee joint on a black background
Do you charge by the hour?

No. Every job has a flat price that you approve before we start. The only fixed fee is the $79 trip and diagnosis, and it is credited to the repair if you go ahead.

Do you work on old cast iron and galvanized pipe?

Every day. We can repair a section, line a drain, or replace a whole stack or supply system. A camera inspection first tells you which one actually makes sense.

How fast can you get here in an emergency?

We dispatch the closest on-call plumber and text you their arrival time. Inside Portland that is usually under an hour. Shut off the main while you wait.

Should I get a tank or a tankless water heater?

It depends on your gas line, venting and how many showers run at once. We price both on the same visit and tell you plainly which one we would put in our own house.

    Do you pull permits?

Yes. Water heaters, repipes and sewer work get permitted and inspected. The permit fee is shown on your flat price, not added later.

Do you come to Vancouver, Washington?

Not right now. We are licensed in Oregon only, so we stay on this side of the Columbia.

    Let's get things flowing.
